Greenpoint Central consists of two buildings:

  • 65 Dupont (formerly Nuhart West) - 279 apartments
  • 75 Dupont (formerly Nuhart East) - 194 apartments

The site has a rich industrial history spanning over 130 years:

  • Pre-1950: Site was used for metalworking, manufacturing of light fixtures, soaps, and waterproofing materials (developed by 1887 or earlier).
  • 1950-2004: NuHart company used the site for production, storage, and shipping of plastic and vinyl products.
  • 2004 -2021: Buildings remained vacant
  • 2021: Comprehensive remediation began
  • 2021-2025: Remediation activities, construction and completion of Greenpoint Central

The water at Greenpoint Central comes from reservoirs in upstate NY and is processed/treated by the New York City Department of Environmental Protection (NYCDEP) before entering the city water mains. NYCDEP conducts regular water testing, and reports are publicly available on the NYCDEP Website.

Environmental concerns at 65 Dupont were:

  • Soil and groundwater contamination with phthalates, trichloroethylene (TCE) and its decomposition products
  • Groundwater contained phthalates as an LNAPL plume floating on the surface
  • Soil vapor contained VOCs beneath the site

An extensive remediation process was completed:

  • Decontamination and demolition of former Nuhart factory
  • Temporary structure erected in two phases
  • Excavation to 21 feet depth
  • Soil mixing with grout for stabilization
  • Installation of groundwater treatment system during construction
  • Installation of physical barriers and LNAPL recovery wells

Key achievements:

  • Removed 56,934 tons of non-hazardous fill and soil
  • Treated 7,287,128 gallons of water

Environmental concerns at 75 Dupont were:

  • Site-wide urban fill and elevated lead impacts in subsurface soil
  • PCB contamination in soil (Aroclor 1260 and 1248)
  • VOC and SVOC impacts to groundwater
  • Soil vapor impacts from VOCs
  • Presence of underground storage tanks (USTs)

A comprehensive remediation process was completed:

  • Decontamination and demolition of former Nuhart factory
  • Installation of support of excavation system
  • Excavation of contaminated soil to various depths
  • Removal of underground storage tanks
  • Installation of temporary negative pressure enclosure system

Key achievements:

  • Removed 28,100 tons of non-hazardous fill and soil
  • Treated 563,554 gallons of ground water
  • Achieved Track 1 remedy in the NYSDEC Brownfield Cleanup Program (highest level achievable)
